Calculation methodology
How does the calculation work?
The calculator subtracts taxes, insurance, PMI, HOA dues, and other selected costs from the total monthly housing limit. It then solves the present value of the remaining principal-and-interest payment. When property tax is entered as a percentage of purchase price, the circular relationship is solved algebraically.
Model assumptions
- The mortgage rate is fixed for the modeled term.
- Property taxes, insurance, PMI, and HOA amounts remain at the entered estimates.
- The calculation does not include every maintenance, repair, utility, furnishing, or transaction cost.
- The user’s selected payment limit reflects their own broader budget rather than a lender maximum.
Worked example
How should I interpret a result?
If a household sets a $2,500 total monthly housing limit, the calculator first subtracts estimated taxes, insurance, PMI, and HOA dues. It then determines the mortgage principal supported by the remaining principal-and-interest payment and adds the selected down payment to estimate purchase price.
